What we look for on an RTU call
The symptom in the space rarely names the failure on the roof. Diagnosing properly is what keeps you from paying for the wrong repair.
Cooling that falls behind in the afternoon
Often airflow or condenser related. The unit runs but cannot keep up once outdoor temperatures peak and internal load builds.
Short cycling or repeated lockouts
Controls, safeties or electrical components protecting themselves. Worth diagnosing before it becomes a compressor replacement.
Hot and cold zones in the same space
Distribution, damper or economizer behavior rather than raw capacity. Adding capacity would not fix it.
Rising noise or vibration
Bearings, blower assemblies and mounting hardware. Usually a warning you get weeks before a hard failure.
Repair or replace
Making the call without guessing
There is a point where each repair is buying a shorter and shorter runway. We put the unit's age, the cost of the repair in front of you and what the service history shows side by side, then explain which way we would go and why.
If replacement is the answer, we scope it as a project: what the space needs, how the swap gets staged and what it will cost, so it can go into a capital plan instead of an emergency.
